Documents Required to Buy a Property in Portugal

For Foreign Buyers:

  1. Valid Passport or National ID
    – To verify your identity.

  2. Portuguese Tax Identification Number (NIF)
    – Required for all legal and financial transactions in Portugal.
    – Can be obtained through a tax office or with help from a lawyer or fiscal representative.

  3. Proof of Income or Financing
    – Recent bank statements, loan approval, or financial documentation to prove funds.

  4. Portuguese Bank Account
    – Necessary for transferring money, paying taxes, utilities, etc.

  5. Proof of Current Address
    – A utility bill or official document showing your residence address.

 

Documents Related to the Property (Provided by the Seller):

  1. Caderneta Predial (Tax Registration Document)
    – Describes the property’s fiscal details and registration.

  2. Certidão Permanente do Registo Predial (Land Registry Certificate)
    – Proves legal ownership and confirms there are no debts or legal issues on the property.

  3. Licença de Utilização (Habitation License)
    – Confirms that the property is approved for residential use (required for properties built after 1951).

  4. Energy Performance Certificate (Certificado Energético)
    – Mandatory for all property sales.

  5. Property Floor Plan
    – Especially important for apartments or properties under construction.
